The age profile of buyers in coastal Spain is clearly trending younger. While retirees still play an important role, the market is seeing an increase in demand from remote professionals and tech entrepreneurs, digital nomads (attracted by Spain’s digital working visa and beneficial tax schemes), and young families attracted by a better year-round quality of life.
Many of these buyers are in their 30s and 40s, and are looking for homes, rather than holiday getaways. There is a greater emphasis on work, schooling, family requirements, and year-round amenities and services.
In terms of buyer nationality, there is a strong demand from the UK, Belgium, Netherlands, Germany, France, Scandinavia, Poland, Italy, the US, and Canada. Notably, the Dutch, Belgian, Scandinavian and North American buyer pool has seen the biggest increases, and this is especially true for remote workers who are shopping for a better quality of life at better value.

What Features Are Buyers Looking For?
Buyer expectations in 2025 are very different to that of 10 years ago. A simple terrace and pool may have been sufficient back then, however relocators and remote workers (almost 50% of buyers in stronger urban areas of the Costa del Sol and Costa Blanca) have different requirements.

- Dedicated home office space (rather than a guest bedroom) with privacy and good natural light.
- High-speed internet and a reliable connection is critical!
- Soundproofing is very important, and especially in apartments and complexes.

There is a strong demand for resale properties in established locations that offer a better variety of conveniences and services. Some buyers are also willing to invest in light renovations (new kitchens, bathrooms, and living areas) to meet lifestyle requirements. New builds, which tend to be in areas with fewer services, are also attractive to those seeking the ‘complete package’ with all amenities included.

Builders and developers will have to adapt rapidly to keep pace with evolving expectations, especially in the mid and high-range buyer budgets.

- Fitness centres with full gyms, outdoor training and relaxation areas, and yoga decks.
- Co-working facilities that include meeting rooms, fast internet, and rest areas with coffee machines.
- Eco-conscious designs that offer solar panels, thermal insulation, EV chargers, and rainwater recycling.
These features, that were very recently exclusive to luxury builds, are now appearing more and more in mid-range developments (€350K–€600K). Developers are learning that by offering these features, they can attract a much greater buyer pool.

Relocation, and not necessarily holiday.
More people are choosing Spain as a home, and not just a seasonal retreat. Much of the coast of Spain used to shut down in winter. That’s no longer the case. Vibrant year-round communities are forming, especially in Malaga Province and the Costa Blanca.
There is a greater demand for properties that are close to schools, healthcare, and business infrastructure. Buyers are searching for well-connected towns, rather than isolated holiday resorts.

The trend is only increasing, and savvy buyers are considering how to future-proof their property purchase in Spain. Even if buyers don’t take advantage of all the features themselves, they will be looking for properties that will appeal to the future buyer pool.
More buyers are looking for flexible layouts including a dedicated office or a multi-use room, good natural light, quiet surroundings, and enhanced insulation.
They want a good balance between productivity and relaxation.

Real estate buyers in Spain in 2025, and especially those under the age of 50, are very strong on eco-friendly features. It’s not only about reducing bills, they see these types of homes as future-proof.
The most demanded sustainable features are solar panels, heat pumps, smart energy systems, high-efficiency appliances, thermal and sound insulation, double glazing, EV charging stations, water recycling, and low maintenance outdoor areas.
