Murcia Region Leads Spain’s Real Estate Growth in 2025

Murcia is now one of Spain’s most talked-about real estate markets. In the first quarter of 2025, the Region of Murcia recorded a 21% increase in home sales, which is more than any other autonomous community in the country. While many popular coastal zones like Costa Blanca and Costa del Sol have already experienced years of price inflation, the Costa Calida provides better value per square metre (around €1800 per/m²) than almost all of Spain’s Costas. Murcia city now offers the highest gross rental yield in Spain at 8% for residential property. Garages provide a return of 10%, while commercial units yield as much as 12%.
